St. James Custom Village Estate
Scope of Work:
The home has 4 levels with the majority of the square footage on the day light basement and second floors. The day light basement has radiant heat in the concrete slab. The master bathroom, with a large amount of tile flooring, also has radiant heating. The remainder of the home is heated with forced air hot water fan coils with split system air-cooled condensing units for cooling.
The radiant heating system is controlled by a Viessmann HK-1 "Weather Responsive" controller. The Viessmann controller is connected to a 4-way mixing valve, which constantly regulates the temperature of the water going to the radiant slab according to the temperature outside. There are three (3) Lennox AM30 hot water fan coils for the forced air heating system. Each of these fan coils is connected to a Lennox HS26 high-efficiency air-cooled condensing unit.
The hybrid system installed in the Nichols residence provides the comfort of radiant heating in the basement level and the convenience of forced-air heating and cooling in the upper levels of the home. This system also provides domestic hot water for the home – all at over 90% thermal efficiency.
